We look at how people arrive, wait, order, gather and move through a space, and how staff work behind the scenes. Then we shape ceilings, lighting, materials and millwork so the room has a clear identity. Our BIM is fully integrated with AI, so owners can walk through the space in 3D, test layouts and see finishes before construction starts.

Permits and change of use

Commercial projects often involve code review, accessibility, occupancy and change-of-use questions. We handle the research, permit-ready drawings and city submittals, and respond to reviewer comments until the permit is issued. For older buildings, see our adaptive reuse work.
